Where Retirement Living is Grand!

The Northwest Valley Sun Cities consist of 3 cities – Sun City, Sun City West, and Sun City Grand. A 4th Sun City, Sun City Festival, is located in Buckeye in the far West Valley. Sun City Anthem, located 30 minutes north of Phoenix, is not an age restricted community.

While there is no age restriction for ownership, to reside in one of the NW Sun Cities at least one resident must be 55 years or older. In some cases a small percentage of residents may be 45 years or older. Other residents must be 19 or older. Children under the age of 19 may visit for up to 3 months each year and each of the Sun Cities offers a broad range of activities and play parks for their young guests.

With approximately twenty years separating the ages of the Sun Cities, each has a unique personality all it’s own.

Sun City – The Birthplace of Active Adult Living

The oldest of the Sun Cities, Sun City is widely credited as the first adult community specifically designed for active retirees.
Launched by Del Webb on January 1, 1960, with five home models, a shopping center, recreation center and golf course, the opening weekend drew 100,000 people, ten times more than expected, and resulted in a Time magazine cover story.

Demographics

Today Sun City is home to more than 40,000 residents over an area of about 14.5 square miles. The City remains unincorporated and municipal services are provided by different public and private entities.

Activites Galore

Sun City has civic, service, church, charitable, cultural, and recreational groups, offering a wide range of activities. There are swimming pools, exercise tracks, weight rooms, bowling alleys, lawn bowling, tennis, racquetball, and 11 golf courses. Square dancing and ballroom dancing are popular. Fishing on a private lake is popular with visiting children.

Except for golf, these activities all take place at seven recreational centers conveniently located throughout Sun City. The centers offer space for more than 120 clubs, such as computer, ceramics, needle arts, and calligraphy. Shops are available for woodworking, metalworking, lapidary, silver craft, stained glass, even model railroading. The library, with two branches, provides excellent resources for reading and research.

Sun City Real Estate

Sun City real estate generally consists of patio homes (one common wall dividing properties), condominiums, and small single family homes, though larger floor plans do exist. One and two bedroom floor plans are common and prices are low relative to many other parts of the Valley. Prices start in the mid-$20,000‘s. Property taxes are also quite low.

Sun City West – A Premiere Golf Community

To accommodate the demand of an outgrown Sun City, Del Webb launched Sun City West in 1978. The goal of the developer was to build an “Emerald Valley” as the focal point of the golf course development over an 11 square mile area. By 1997, Sun City West’s population was 31,000.

Sun City Grand – Retirement Living in Grand Style

Started in 1997, Sun City Grand is the newest of the NW Valley Sun Cities. Boasting a population of about 16,000 residents, Sun City Grand resides on 4,000 acres, 10% of which is “common area” that’s maintained by the Association.

In Sun City Grand, every home pays an annual assessment, which supports the amenities and the more than 200 staff members it takes to run the Community. As of 2012, the current annual assessment is $1,082 per rooftop and entitles each residence to two activity cards for the age-qualified occupants for use of the amenities.

Active Adult Living Defined

Sun City Grand offers an unparalleled active adult lifestyle. Besides dozens of special interest clubs and recreational and social groups, community amenities include:
